Iowa Burger Chain Buying Former KFC

The former KFC on Minnesota Avenue will be the first Sioux Falls location for Iowa-based Jim’s Burgers.

Sioux Falls will be the sixth location for the chain, which started in Sioux City 13 years ago.

“I wasn’t thinking of opening any more, but it’s a good location,” founder Jamie Cruz said.

He also has experience converting a former KFC into his burger concept, having acquired one in Sioux City several years ago.

Jim’s Burgers sells a variety of menu items in addition to its signature burgers, including Mexican options and breakfast foods. The menu also includes hot dogs, chili and salads.

“There are a lot of options,” Cruz said. “I think I’ll bring prices nobody has around here.”

The space at 1200 S. Minnesota Ave. is under construction, and the plan is to open in the next couple of months.

“It has everything they would want,” said Ryan Ammann, a broker associate with NAI Sioux Falls, who put the deal together. “Lunch is a big time frame for them. It’s one of the few buildings that had a drive-thru, which is very important, great parking, fantastic signage and centrally located on a major thoroughfare. All those things made it the right place for them.”

Cruz isn’t ruling out more Sioux Falls locations but wants to see how the initial one does first.
